Over the last few years, we’ve achieved a huge reduction in carbon emissions by electrifying our vehicle fleet – and taken another step closer to our company goal to reach Net Zero by 2040.

With transportation so important to JLA’s business model, our vehicles – including HGVs, vans and company cars – have always made up the majority of our Scope 1 and 2 emissions. 

It’s why, in 2021, we set out to transfer the entirety of our company car fleet from internal combustion engine (ICE) vehicles to electric alternatives (EVs), while also targeting an 80% electric/hybrid van fleet by 2030.

The road to JLA's EV transition

To get there, we’ve taken a phased approach, replacing ICE vehicles with EVs at the point of lease renewal, and making sure employees are only offered electric options. These include premium EV models from Tesla and Polestar, boasting longer ranges and strong performance, which have helped to overcome staff concerns about range and driving experience.

We also launched an internal education campaign that’s focused on personal tax advantages (including lower Benefit in Kind contributions) and key environmental benefits, including carbon savings, as well as practical guidance on EV use and charging.

Our journey to EV success

To make things easier for our people making the switch, we’ve also funded the installation of EV chargers for all staff opting into the scheme, and upgraded all our major sites with on-site EV charging points.

The project has been a huge success, with our latest figures showing that:

  • 99% of our company cars are now fully electric, with the remaining 1% hybrid-electric
  • Our Scope 1 emissions have been reduced by 11%, from 4,071 tCO2e in 2022 to 3,550 tCO2e
  • Over 140 JLA employees have had home chargers installed
  • We’re well on track to electrify 80% of our engineer van fleet by 2030
  • Our people satisfied with vehicle quality, their lower personal tax burden, and ease of use

Collaborating with Novuna

We worked closely with Novuna Vehicle Solutions to drive the change throughout each stage of the process.

Together, we created a robust EV policy and digital tools to support driver confidence, including a familiarisation course completed before delivery, and our EV Hub, which helps drivers understand critical information when selecting an electric vehicle and managing in-life charging, both at home and on the road.

Other key initiatives

Alongside our company car initiative, we’ve also adopted a ‘fast, lean and smart’ (FLS) approach to scheduling for our 450 engineers. Using real-time planning tools, we’ve been able to reduce the average mileage per customer visit from 27 to 21 miles. With around 200,000 visits each year, this has helped to cut emissions by an extra 400 tCO2e.

Commercial boilers are a necessity in private accommodation and apartment buildings to keep tenants warm and hot water flowing.

But when should you consider replacing your boilers, what are the different factors to look into when purchasing new equipment and how do you address the challenge of minimising capital expenditure?

Tenant satisfaction

Tenant satisfaction is an important topic in social housing settings due to Awaab’s Law and the Decent Homes Standard. However, it is also becoming an issue of growing importance for private landlords.

Unreliable, defective or inefficient boilers can significantly affect tenant satisfaction and cause an increase in complaints from residents.

Saving energy

With energy prices still stubbornly high, modern boilers, particularly condensing boilers, are much more efficient than older non-condensing models. Even replacing an older generation gas boiler with a modern gas boiler can produce significant savings due to technological improvements.

Here at JLA, we have been advising private landlords on how to reduce their carbon footprint and conserve energy. One of the first things we recommend reviewing is heating systems, boilers and other commercial HVAC equipment in order to achieve a ‘quick win’.

Reliability and engineering support

Boiler reliability is essential and a major source of frustration for tenants. A lack of heating and hot water causes major disruption, especially in winter, means an urgent fix is required.

Newer, more reliable equipment can save the hassle and expense of repairing existing heating systems, especially as problems arise over time.

End-of-life equipment

A paradox often found in the industry is that well-maintained boilers usually have a long lifespan. However, this could be detrimental given the additional operating and repair costs associated with older equipment.

It can often be a struggle to source replacement parts for older boilers, or they can become too expensive, therefore this is a factor that must be considered when deciding if it is the right time to upgrade your boiler.

As boilers approach the end of their useful life, a new installation is recommended before problems arise.

Tips on what to look for when purchasing new commercial boilers

When you are sourcing new boilers, there are lots of different factors to take on board. We always suggest contacting a HVAC expert to advise you on the best solution, but a few examples are outlined below.

Capacity and sizing

The boiler must be appropriately sized to meet the heating and hot water demands of all apartments, especially during peak times. It is important to consider the sizes of different flats and communal areas, so that correctly sized boilers are sourced. Boilers that are too small may not provide sufficient power or become overworked, whilst ones that are too large would be expensive to run.

Fuel type

Efficient gas boilers are still the most common on the market, due to the balance between cost and availability.

Other options include hybrid heating systems, which combine the power of a gas boiler with the efficiency of an air-source heat pump. Thanks to a combined condensing gas boiler and air-to-water heat pump, a hybrid heating system can still meet peak demand, but use much less energy overall.

Engineering and after-sales support

Selecting a supplier who provides engineering support, service contracts and the ability to respond quickly in the event of a breakdown is a very important consideration. Futureproofing considerations

With energy trends and legislation constantly evolving, we recommend a solution that takes any future changes into account.

A hydrogen-ready appliance, such as one of JLA’s commercial floor standing and wall mounted boilers, provides reassurance for the future. A bolder option to consider would be hybrid gas boilers with air source heat pumps to get the best of both worlds.

Addressing the problem of capital expenditure

Many of our housing customers understand the importance of new boilers in their properties, but cost and capital expenditure concerns can often delay a much-needed boiler installation that would provide cost savings.

    Kathryn Glover is the Managing Director for JLA’s HVAC division, responsible for the end-to-end functions, service, and performance. She has extensive experience in Continuous Improvement where she worked on a variety of projects adopting and enhancing processes whilst improving service to customers.

    Her background at JLA includes service delivery, implementation of scheduling platforms, digital projects, contracts management, billing functions and customer services.

    Kathryn has worked across multiple departments, including laundry, catering, fire safety and now is responsible for JLA’s HVAC division, which includes commercial boilers and air conditioning.
