Regular fire door inspections are a vital part of your fire safety strategy, helping you identify risks, proactively fix issues, and stay compliant with all relevant fire safety regulations. 

But what actually happens during a fire door inspection? In this post, we break down some of the most common questions we hear.

Fire Doors

What does a fire door inspection cover?

A fire door inspection usually involves an expert taking a close look at the fire doors being used throughout your property. Their aim is to ensure your fire doors and their components are compliant and fit for purpose, and will see them assessing the door’s leaf, frame and fittings to check that nothing is damaged or compromised.

Your fire door inspector will also make sure your door certification is valid and up-to-date, and that each door has been manufactured to the correct standards and installed properly in the first place.

Why do fire door inspections matter?

Fire doors are often the first line of defence against the spread of fire, smoke and hazardous gases, giving emergency teams precious time to respond and save lives.

However, a fire door can only do its job if it’s working properly. The Fire Door Inspection Scheme (FDIS) recently reported that, of 100,000 inspections carried out, an alarming 75% of fire doors were non-compliant. Common issues included poor manufacturing, incorrect installation, damage, and improper use (e.g., doors left propped open), leading to serious concerns. With regular inspections, however, it’s possible to find and resolve these problems before they become serious hazards.

How often should fire doors be inspected?

In line with the latest fire safety regulations, your building’s fire doors should be inspected at least once every six months. But in a busier property, where a higher level of wear and tear is expected, inspections should be done even more frequently.

What fire door components are inspected?

Your inspector will look carefully at every door’s key components to give you peace of mind that everything meets the required safety standards. Inspections cover:

  • Door leaf’s, which are checked for damage, warping or wear
  • Door frames, which should be undamaged and correctly fitted
  • Intumescent seals, which are checked for cracking
  • Hardware, including hinges, handles, and locks
  • Glazing, which should be intact and compliant
  • Signage, which should be easily visible and compliant

What happens after a fire door inspection?

After an inspection, remedial work or maintenance might be recommended or need to be carried out within an agreed timeframe. This could mean replacing seals, repairing a frame, or putting any installation issues right. As with your inspections, this maintenance is best handled by professional fire safety experts to keep your fire doors safe and compliant.

Commercial tumble dryers aren’t made equal. There are several models to choose from, each utilising different heating elements and technologies to dry garments to a high standard in as little time as possible.

Two of the most common types of dryers include vented dryers and condenser dryers. So, what makes these appliances different? And how do they compare in terms of features, benefits and functionality?

Commercial tumble dryers

In an attempt to settle the vented vs condenser dryer debate once and for all, we’re taking a look at each of these tumble dryers to explain what they are, how they work and the pros and cons they provide.

What are vented tumble dryers?

Vented tumble dryers are among the most common types of dryers you’re likely to encounter. They work by expelling the hot air generated inside the drum along a pipe, where it can be “vented” safely along a series of ducts into a non-enclosed space.

What are the pros and cons of vented tumble dryers?

Pros

  • Efficiency: Since vented dryers don’t need to convert air into water (as with condenser models), they require much less energy to run, making them more efficient.
  • Lower initial purchase cost: Vented dryers are among the cheapest tumble dryers available, which may appeal to some buyers.
  • Moderate drying speeds: Vented dryers offer reasonable drying times depending on the load size in question.

Cons

  • Location requirement: Since vented tumble dryers expel damp, warm air, they need to be positioned near an external wall where a vent or duct can be fitted to allow the air to escape. If your laundry doesn’t meet these requirements, you may need to consider another type of dryer.

What are condenser tumble dryers?

As the name suggests, condenser tumble dryers work by converting hot air generated inside the drying drum into water through condensation. That means, unlike vented dryers, these appliances don’t require an external vented hose to direct the hot air away from your laundry and into the open air.

What are the pros and cons of condenser tumble dryers?

Pros

  • No need for an external vent: With no need for external venting, condenser-style dryers can be placed anywhere – perfect for laundries with limited space or access to an external wall.
  • High-temperature drying: Condenser dryers heat to around 75°C, meaning rapid drying times compared to vented models.

Cons

  • High energy consumption: Since condenser dryers reach higher temperatures and rely on condensation to remove hot air from the system, they are much more energy-intensive than other  dryers out there.
  • Still require a constant supply of cool air: Don’t think that you can squeeze a condenser tumble dryer into a tiny space, as these appliances do require a constant stream of cool air to operate efficiently.
  • Condensation tank needs to be emptied: All that condensed water needs to go somewhere, so you might find yourself emptying your dryer’s water tank quite often during regular use.

Heat pump dryers: The real winner of the best tumble dryer debate?

If you’re no closer to deciding if a vented or condenser-style tumble dryer is right for you, allow us to throw a third option into the mix: heat pump dryers.

Heat pump tumble dryers are becoming a popular solution, particularly for laundry managers looking to balance speed and drying time with outright energy efficiency. Heat pump dryers use a closed-loop cycle to recirculate hot air, making them considerably less energy-intensive than their vented and condensing counterparts.

What are the pros and cons of heat pump dryers?

Pros

  • More energy efficient than other dryers
  • Doesn’t require external venting
  • Lower temperatures may be gentler for some garment and fabric types

Cons

  • Slower drying times than vented and condenser dryers
  • More expensive to buy outright
  • Water tank requires emptying regularly

Commercial-grade rinse aid is a hard-working ally in the fight against stubborn stains, streaking and water marks. But how does it work?

Opened in 1596 by Countess of Sussex Lady Frances Sidney, Sidney Sussex is one of Cambridge University’s smaller colleges, and today has a student community of just 355 undergraduates, 275 post-graduates, and 80 fellows.

Circuit has served this friendly community since 2014, operating washing machines and dryers at the campus’s Blundell laundry site. In recent years, however, these older machines nearing the end of their life cycle, resulting in a drop in student satisfaction, and an increasing number of engineer call-outs.

To improve the situation, the Sidney Sussex estates team worked closely with Circuit to plan and manage a full upgrade for the site and its equipment. This started with Circuit’s Décor team completing a full renovation of the laundry facilities, creating a fresher, cleaner environment, and was followed by the installation of seven new innovative washers and dryers, including five washer-dryer stacks designed to save space all with easy-to-use fascias.

Along with making the laundry room more welcoming, Blundell was also one of the first to be fitted with Circuit Go, an all-new and much simpler instant payment system with an app that lets students check availability in advance, book a machine and start a cycle, or simply pay as they go by tapping contactlessly. What’s more all the machines are connected so any faults are automatically detected and actioned without relying on the customer to report. The response from students and staff so far has been excellent..

"Since the beginning of the term, feedback has been overwhelmingly positive. Our students are finding the new machines much more efficient than the previous models, and many have commented that their clothes are noticeably cleaner, too! Additionally, students and housekeeping staff have mentioned how much they appreciate the new Circuit Go app, which is much more user-friendly and offers a wider variety of payment options. The expanded number of cycles also provides more choice, which I believe enhances the laundry experience. And since the new machines began operating, not a single fault has been reported."

A commercial water boiler – often known as an instant hot water dispenser – is a time-saving alternative to traditional kettle. Ideal for both staffed and self-service use in office kitchens, common areas, event rooms, reception areas or canteens, plumbed-in hot water dispensers are well worth considering if you’re looking to cut costs and boost productivity.

While similar in terms of like-for-like energy consumption, what works out as more efficient for your organisation will depend on your usage. It’s true that a boiler will become cheaper and cheaper to run the more you use it, but there are other key differences to consider in the water boiler vs kettle comparison, such as the reduction in time spent waiting for water to boil throughout the day (or night shift) if you have a mains-plumbed countertop water boiler.

Water boiler vs electric kettle

Switching from a kettle to a hot water boiler will cut the waiting time for hot water, and if you’re a big tea drinking organisation like us, your energy usage will drop too. While the energy usage to heat the same volume of water is the same, the main difference is that an electric kettle uses a large amount of electricity for a short amount of time and a hot water dispenser uses a small amount of electricity for a large amount of time.

Are water boilers more efficient than kettles?

The question of whether you should have a water boiler or a kettle is entirely dependent on your usage. It costs less to keep a water boiler hot than it does to constantly refill and boil a kettle. This is because your kettle uses a large amount of energy for a short amount of time, whereas a hot water boiler uses a smaller amount of electricity for a larger amount of time.

Ultimately, the more water you boil throughout the day, the more likely it is you’ll benefit from a water boiler.

By our calculations, if you’re paying 52p per kwh for your electricity and you’re drinking over 110 cups of tea or coffee a day, a water boiler will be more cost effective. (You can see our calculations below.)

How much does a kettle cost to boil?

If we look at the numbers in more detail, an average kettle (3kW) takes 4 minutes to boil at each visit. A unit of electricity costs around 52p*.

*Depending on individual tariff/rate

3kW x 0.07h = 0.21 kWh, 0.21 x 52p = 11p to boil a full kettle each time which means…

How much does it cost to run a water boiler?

A 3kW boiler on standby will use 0.07kW/h, that’s one unit of electricity (52p) in 14 hours (3.71p per hour), or 89.14p per day. In-use, a water boiler automatically refills and only boils the water used at each serving. It ‘heats’ for 30 seconds per mug of water drawn-off  (1 minute for 2 mugs, 2 minutes for 4 mugs and so on). For 20 people drinking 80 mugs, the dispenser will be on for 40 minutes (0.66 hours) throughout the day (3kW x 0.66h = 1.98kWh 1.98 x 52p = 102.96p).

Water boilers are built for commercial use, so they’ll last longer too. The heating element in a household kettle often found in the office kitchen, simply aren’t up to the task. So in addition to the running costs outlined above, you can expect to replace them regularly if you stick with them.

Aside from energy efficiency and considerations in relation to finances, there are also further benefits water boilers can provide. For example, a positive impact on a building’s BREEAM rating (certification system which helps businesses to improve their environmental impact). For workplaces looking to operate more sustainably and keep energy costs low, they’re a great investment.

Another key consideration is hard water. If you’re based in a hard water location, limescale build up is more of a concern for you. Not only does this impact the taste of drinks, but over time, it can also damage the longevity and efficiency of a kettle. A water boiler, however, can be filtered and serviced to avoid these issues.

In conclusion, repeatedly boiling a kettle is both time and energy inefficient. Kettle’s waste energy when overused as they lose heat throughout the boiling process. Instant hot water dispensers are much more energy efficient, with as little as possible wasted.

That said, if you are only having two cups of tea per day per premises, then stick to your kettle!

The Circuit Go payment platform gives users two independent ways to pay for their laundry; by topping up their app account, or with a contactless tap on new wall terminals. Via the app, students can check machine availability in real-time, and book a machine for use at a specific time.
